Why I run this

The mentor I needed.

Eleven years ago I joined a team as a brand-new agent. The mentor took 25 to 30 percent of every commission I made — off the top, before splits. In exchange he taught me almost nothing. No coaching, no leads, no scripts, no shadowing. Just a percentage out the door because the contract said it could leave.

I closed two deals that year. I made just enough money to remember rent was due. And I made a promise to myself that if I ever got the chance to mentor a new agent, I would actually mentor them — not just collect a check off their work.

Year two I found a real team. Mentors who actually mentored. They walked me through CMAs line by line, ran me through scripts, put me in the room for listing presentations, taught me how to read a buyer's body language during a tour. Year two: 16 deals. Year three: 28. By year five I was hitting 50 a year. The work itself wasn't different — what changed was finally having someone in my corner who poured into me instead of just taking from me.

That's the role I'm here to play for the right new and early-career agents. The right ones — emphasis on right. I'm not running a downline. I'm not stacking a roster. I'm taking conversations with agents who are hungry, honest, and ready to do the work.

The exact phone, text, and email scripts I use today — listing presentations, FSBOs, expireds, sphere-of-influence, follow-up. With permission to throw mine out and write your own once you've earned it.

Contract walk-throughs
